DESIGN EXCELLENCE

Exterior Aesthetics

The basis of the architecture of NYON was to reimagine the typical residential tower typology. Its design focuses on the celebration of the human scale at ground level, and combined with its volumetric approach, the arrival experience is reminiscent of the distinct East Coast identity, a throwback to old times. The introduction of the romance of the past does not compromise on NYON’s upscale comfort. Instead, it is precisely this juxtaposition that enhances and brings to life the development as a whole. Walking through, one will find that the spaces are layered, progressing and alternating from enclosed to open to create a dynamic sense of space for residents.

Our site investigation showed the generally flamboyant and almost ostentatious nature of the new buildings surrounding the site, competing for attention. Site response would have to be strategically worked through. As a result, the design of NYON takes a step back, and stands out within its context thanks to the contrasting and pared-back approach to its form and facade. The residential tower - with its pure, linear, white blocks - is designed as a blank canvas, a starting point and a clean slate for new residents to imprint their new lives onto.

In the Peranakan Straits-Chinese tradition, hand-painted lanterns inscribed with the family name are often displayed outside homes and shophouses as an embodiment of the good ‘chi’ (meaning life force in Mandarin) of the family built up over the years. With sleek perforated screens on its East-West facades, NYON rises above its site like a softly-lit lantern along Amber Road with the warm glow of lights emanating from the homes within to beyond.
Within the context of the development, the common areas

are charmingly accentuated with Peranakan touches albeit in distilled forms, allowing the residents to immerse themselves in the heritage of old while enjoying the modern lifestyle. The team conducted extensive research into Peranakan architecture, artwork and furnishings, and selected compatible elements for incorporation and reinterpretation.

Interior Aesthetics & Finishes

Luxury in the details When it comes to design, there is a purity and subtlety that facilitates personalised fit-out With 92 apartments and 1 to 3 bedroom unit types, ranging 484sqft - 1615 sqft, take your pick from cosy 1 bedroom for bachelors, an intimate 2 bedroom for couples or a spacious 3 bedroom for family.

Besides a high ceiling option for selected units, each apartment is fitted with the finest fixtures and fittings from Gessi and Laufen, and Kitchen appliances by Bosch. Additionally, textured finishes from natural oak timber flooring to fine European marble bring the natural beauty of the seaside into home.

NYON seeks to celebrate traditional Peranakan elements, yet offers a contemporary outlook in its functionality and form. Each apartment at NYON complements the exterior architecture beautifully by offering a contemporary palette of natural materials and neutral colours to unify the spaces while giving flexibility for day-to-day living.
NYON is designed to create airy, welcoming spaces that lend themselves well for living, socialising and entertaining. Thoughtfully-planned interior spaces are enhanced by copious amounts of natural light filtered through floor-to-ceiling windows. Private balconies serve as an extension of the living room or master bedroom, and provide the perfect haven to enjoy tea or to simply relax and admire the surrounding views.

For those who prefer loft-like homes, there are three-bedder units featuring generous double-volume living rooms which take open plan living to new heights. Besides the palpable sense of space, the integrated floor-to-ceiling glass windows and doors not only lend an air of luxury to the home, but also invite an abundance of natural light into the home. The penthouses are characterised by their generous double-volume ceilings which take open plan living to new heights. Thoughtful design creates an intuitive flow of light and space between every room, making NYON
the perfect place for entertaining.

Textures and contrasts are also cleverly used to create an environment that is modern, yet still warm and inviting. The living and dining areas are furnished with honed volakas marble flooring, flanked by white walls creating an endless flow of pale elegance throughout the home, like a blank canvas upon which to begin painting. Designed to be a calm and restful place, the bathrooms are elegantly cladded with warm washed-out odeon beige marble from floor to ceiling.

American white oak timber parquet flooring and neutral wall finishes provide the bedrooms with a chic design backdrop. Spacious full-height wardrobes are internally lit and fitted with accessory tray and drawer units which combine harmoniously to form a functional yet stylish sanctuary. Warm, inviting hues, well-defined lines, and clean and crisp surfaces are punctuated with intricate cabinetry handle profiles and balcony patterned floor tiles to ensure that both style and comfort considerations are at the forefront of the home.

Entrance Promenade
Residents arrive at a long, scenic walkway framed by archways and beautiful landscaping. Revealing the hybrid nature of Peranakan aesthetics, the arch of the typical five-foot walkway is simplified into a modern walkway with mild steel and louvres, bringing back the sense of the old five-foot walkway. Details such as Peranakan-inspired tiles in monotone form the walkway, and hanging chandeliers are reminiscent of the hotel lobby experience. The Entrance Promenade allows residents to move forward while remembering the past.

Modelled after the distinctive shophouse facades, the sense of an open communal courtyard is recreated after the arrival porch, featuring sculptural stairs rising through the double volume space of the central courtyard. In alignment with the main building façade, the Courtyard is framed in white with articulated columns and frames, while retaining patterned floor tiles for contrast. Hanging planters are added on top of the courtyard to enhance the indoor-outdoor spatial experience.

Welcoming natural daylight and air, the Courtyard serves as a central grounding and placemaking feature that links all of the spaces on the ground floor while
inviting social interaction amongst residents. The same architectural language is continued in other common spaces such as the clubhouse and barbecue pavilions.

The space can accommodate any social activity, with retractable glass doors for added privacy or be extended onto the open lawn for larger gatherings. The layering of spaces provide the feeling of distinct divisions between multiple spaces while simultaneously joining them. It enhances the quality of visual penetration of different spaces while still achieving a sense of separation. Acting as a communal space, it is designed to achieve a
balance between Peranakan culture and modern lifestyle.

Sun Lounge Deck/ Mosaic Pool/ Treehouse Playground
The 30m Mosaic Pool provides a perfect canvas for the expression of Peranakan culture as shown in its one-of-a-kind batik-inspired flower and leaf motifs. With tropical and lush landscaped greenery surrounding the pools, the Sun Lounge Deck exudes a vibrant yet relaxing feel. The Treehouse Playground is readily equipped for the exploratory fun.

Lift Lobby & Sky Terrace
The batik-inspired flower motifs are mirrored at NYON’s signature lift lobby at the 1st storey as well as the sky terrace on the 14th storey. From there, residents ascend to the Sky Terrace on the 14th storey or their respective apartments above. One can expand their entertainment space into the Sky Terrace, to meet all social needs. Sky Dining set in heritage honouring decor - a perfect space for dinner parties or family gatherings.

Concept

A luxurious residence inspired by a treasure of memories, objects, and craft from the Peranakan legacy. Award-winning developer Aurum Land has crafted an exceptional residence that captures the best of East Coast living — the harmonious union of heritage and modernity set in a dynamic cosmopolitan city. Occupying a prime position that bridges irresistible city comforts to precious cultural stories. NYON gracefully presents an elevated lifestyle within and without walls.

The Katong estate was once a laidback kampung (meaning ‘village’ in the Malay language) along the seafront where many wealthy families including Straits-born Chinese from Malaya resided and passed down their Peranakan ethnic heritage to their local descendants since the 1800s. This is evident from the prevalence of iconic Peranakan-style shophouses in the area, some of which have now been conserved as part of Singapore’s cultural legacy.

The development was thus both informed and inspired by the rich historical context of the site, and this is reflected in the building name ‘NYON’ which is an artistic and modernistic play on the word nonya. Conceived as a conversation between the old and the new, the development invokes and re-interprets intricate Peranakan cultural elements while crafting a contemporary urban fabric in harmony with the surrounding architecture.

Across the seaside neighbourhood, NYON’s contemporary and time-honouring silhouette rises. With a foundation deeply rooted in its heritage, NYON offers a stunning modern take, with human-centric features and upscale comforts. From the romance of its public spaces,
to the thoughtful design of every apartment, NYON’s mark of originality can be seen and felt.

This exceptional development seeks to capture the best of living on Singapore’s vibrant East Coast through the harmonious union of heritage and modernity. NYON elevates the residential experience by building a bridge between cutting-edge urban comforts and treasured cultural stories.

Drawing inspiration from the neighbourhood’s history, every aspect of the development is imbued with the rich essence of Peranakan culture. From the elegant architecture down to its fine detailed furnishings, NYON’s 92-unit freehold apartments and surroundings faithfully represent the legacy of the Peranakans while delivering an unparalleled living experience.

When completed, the pure white tower of this freehold development on Amber Road will stand out from the area’s surrounding structures - a bold expression of identity that succeeds in being unique, while remaining true to its heritage. From the romance of its public spaces to the thoughtful design of every apartment, NYON’s originality is present throughout the space.

The result is a collection of limited edition residences that offer a contemporary yet sophisticated home that will remain timeless in beauty, form and function.

SUSTAINABILITY

Ecological & environmental values

NYON practises sustainable construction through the extensive use of Singapore Green Label Scheme (SGLS) products. These are products that have been certified as having less impact on the environment during their life cycle.

NYON will be using SGLS-certified ceiling boards which are strong, durable and lightweight throughout the development. All dry wall partition boards to be used in the development will also be SGLS-certified. These are lightweight, fire-resistant, water-resistant, and impact-resistant. All the other non-structural walls will be constructed from precast RC walls which are made from 20% recycled materials and which are also faster to install, thereby improving productivity.

Similarly, the timber parquet flooring in all bedrooms is sourced from natural sustainable raw materials, and was selected for usage as it is not only hard-wearing but also low in maintenance.

To reduce the amount of waste sent to landfills and/or incineration plants which pollute the land and air, NYON encourages all residents to actively recycle by providing separate refuse chutes for recyclable material disposables at the lift lobby of each storey. In addition, recycling bins are conveniently located near lift lobbies and 1st storey common areas for the collection of paper, plastic and glass. The same policy of reducing wastage is also practiced during the on-going construction of NYON through the implementation of an environmental management programme and the use of recycled concrete.

With respect to the development’s water catchment area, an underground water detention tank is provided to temporarily store rainwater run-off and subsequently discharge the water to the external public drainage in a controlled manner to avoid flooding in the vicinity during heavy rains. This is part of the Active Beautiful Clean (ABC) waters programme launched by the Public Utilities Board (PUB) of Singapore. There are also on-going explorations to reuse the stored water for other purposes, such as watering of landscaping, etc.

In addition, NYON will also be participating in the Green Mark Scheme which had been launched by the Building and Construction Authority (BCA) to promote sustainable design, construction and operational practices, and drive Singapore’s built industry towards more environmentally-friendly buildings. While the minimum Green Mark certification requirement is only 50 points,  NYON is targeting a significantly higher target of 60 points under the voluntary and significantly more stringent Green Mark 2016 Scheme for Residential Buildings in order to achieve the higher-tier Green Mark GoldPlus award for its sustainability efforts.
