Envisioned as an extension of Pearl’s Hill Park, lush landscaping flow seamless below the new towers to create a biophilic experience, which provides the resident’s daily interactions within nature within one greater cohesive landscape fabric.

Designed in consideration of the existing hilly topography, a series of ramps and trails that are universally accessible are created to bring residents around the various functional spaces that are embraced within the lush greenery. The landscaping also aid in blending the new residential blocks together with Pearl’s Hill Park as the green backdrop on the ground floor, and reinforced on the sky terrace, allotment gardens, and the roof.

Social & Cultural Values

The designed meandering stroll in the parkscape of the landscape allows for immersion in several sustainable features such as raingardens & ponds, lush native tropical flora, and a network of universally designed pathways. The variety of amenities on the terraces allow for a spectrum of passive to active spaces for individuals and gatherings alike.

These landscape-centric communal spaces continue as a series of sky allotment gardens arrayed vertically and extended from the edges of the two towers. These communal gardens not only encourage neighbourliness, but also presents an opportunity for residents to reconnect to with the nature, and to explore farm-to-table experiences in this land scarce city.

Liveability & Wellness

The pet park, rain garden, kid’s play lawn and playground are some of the landscaped amenities that are integrated within the green that frames the water-based amenities located at the centre of the ground floor. Besides the visual pleasure offered by the variety of plantings at the ground floor, residents can also appreciate the changes to the landscape when it rains. For example, during dry weather children may run and play across the lawn, while during rain events water temporarily fills the lawn as a shallow detention area. Within a short period of time, water drains out and play time may continue.

These spaces for spontaneous social encounters continue onto the upper terraces, themed respectively to the views the terraces orient towards. DESIGN EXCELLENCE

Exterior Aesthetics

The two 39-storey arc-shaped towers positioned on a prominent site on Pearl’s Hill are conceived as beacons or markers for the city. This role is emphasised by the towers’ extended roof crown that is brightly lit in the evening.

The towers themselves are formed from gently curving arcs that optimise views across the city. Apartments feature generous balconies many with sunken planters. Balconies are positioned within a double-skin system that allows for variation and difference within a coherent gridded façade.

The towers can be read as a series of generous amenity levels — ground, sky terrace and roof — each with rich and lush planting. These primary amenity levels are complemented with nine sky allotments on each tower. Each amenity level is scaled at four storeys to create generous space and a legible rhythm. The tower cores are clad in panels with a subtle ‘curtain’ inspired profile, based on three different wave profiles that are placed in a random sequence to create the effect of a curtain. The roof crown is designed as a curving pergola, lightweight and elegant-looking. At the roof terrace level, sky-bridges are designed to link up both towers, and are conceived as a sweeping continuation of the tower form. The bridges slot into the crown, configured to create a loop that enables residents to walk from one roof to the other.

Interior Aesthetics & Finishes

The interior aesthetics and finishes of One Pearl bank follows the development’s overall concept of a green urban retreat situated right next to huge green lungs (Pearl’s Hill City Park).

Designed to capture the overall tranquillity of the project and blurring the distinction between the interior and exterior, the interior finishes are chosen to complement the architectural space.

Natural looking timber finishes are applied to create a warm interior space that blends perfectly well into the green landscape that serves as a view or a backdrop in almost every interior space. Playing with textures and contrast, the meticulously selected materials such as the 3D looking dark and light timber panels, large format printed tiles, stones and tinted glass as the base finish in the development is balanced with the softness of cove lighting, smooth leather and linen furniture and raw silk cushions as the secondary layer of finishes. These selected finishes, each possessing their own timeless elegance, are harmoniously incorporated to create a biophilic design in this urban retreat.

Variety of Amenities / Facilities The development features a variety of accessible amenities and facilities. This is implemented via the creation of multi-use flexible spaces such as the function rooms which features movable partitions to allow for bigger spaces and catering for all manner of use. Child friendly features are also adopted for clubhouse toilet amenities where child-friendly basins are provided in both male and female toilets as well as child friendly urinals in the male toilet.

Concept

The design intent seeks to create a development that contributes meaningfully to Singapore’s cityscape and enhances its surroundings.

At the same time, the proposal is a response to a set of challenging questions.

  • What massing strategy optimises the potential of the site?

  • How can the project landscaping provide a public good?

  • What scope is there for a climatic response to tropical living? Firstly, the massing concept utilises two gently curving forms, which optimises the potential of the triangular site. The curvature allows units on both sides of the tower without overlooking, and are befitting of an appropriate ‘beacon’ like massing for the hill side location of the tower. Secondly, the project incorporates abundant greenery at different elevations and adds a landscaped path linking One Pearl Bank to the adjacent Pearl’s Hill City Park

  • a beautiful but hitherto largely under-utilised public park. The new landscaping design creates a pathway that takes pedestrians up through the richly planted ground level landscaping directly to the park. Residents can look forward to the rejuvenation of the City Park, which will be transformed into a playground and social space for the community and linked to Fort Canning Park through the scenic Singapore River, as part of the

Urban Redevelopment Authority’s Draft Master Plan 2019. Lastly, the tower façade utilises the notion of a double skin that provides balconies and shade for the tower, with sunken planters that allow the façade to be elegantly and lushly planted. In addition, sky allotment gardens are conceptualised, placing emphasis on a completely new form of planting within a residential tower. Traditionally, allotments have been placed on the edge of towns. The allotment -- a small rented garden within a larger complex -- has existed in various forms since the nineteenth century. At once a place for relaxation and for growing fruit and vegetables they have experienced a cultural renaissance over the last decade, especially with younger millenials. The development revolutionizes the concept of the allotment by designing allotment gardens cantilevered out from the edge of the tower at every four floors, creating very visible relationships with the city, maximising visibility and allowing for adequate sunlight for plant growth.

SUSTAINABILITY

Ecological & environmental values

Near the foot of the development, a meandering ramp brings residents above a terraced cleansing biotope, one of the several ABC Waters features that also provides educational moments for residents and visitors alike. The ABC features such as the biotope, rain gardens and swales allow for detention and /or cleansing of stormwater. Residents can learn more about stormwater management through ABC signages, as well as Universal Designed landscape through “Do you know” signages strategically placed. As one ascends the north edge of One Pearl Bank that has a direct access to Pearl Hill’s City Park, vegetated swales and streams weave around the ramps that carve into the topography, whilst the ramp walls are highlighted as a distinct rammed-earth like feature. The ecological stormwater management design is integrated with specific riparian plants that create micro-habitats for potential fauna such as dragonflies and frogs. Efforts in enhancing the biodiversity within and around the development is also visible at the drop-off where butterfly and bird-attracting species such as Clerodendrum paniculatum and Leea indica are proposed.

Relevance to community

The towers feature a world-first: a series of ‘sky allotments’ arrayed vertically. Placed every four storeys, the 18 sky allotment gardens include almost 200 individual plots allowing residents to cultivate home-grown produce. One of the social ambitions of the project is that the shared endeavour of the gardening will play a role in fostering communal life within each tower. The sky allotments are complemented by extensive landscaping and planting – with over 500 trees from 35 species -- that includes mid-tower sky terraces and lushly planted roof gardens. The towers are linked at roof level by two dramatic arc-shaped bridges that establish a continuous social space across the two towers.

Use of Technology

All units at One Pearl Bank will also come with a built-in smart mirror. With a tap and swipe, the mirror transforms into a digital display for visitor management, allowing homeowners to view, speak with or grant entry to guests at their doorstep. Users can also read the news, watch videos, control the air-conditioning, book facilities, view their payment schedules or access shopping deals through their smart mirrors. Away from home, residents can easily grant visitors access or remotely control their smart appliances through the One Pearl Bank lifestyle app.

  • In addition to the traditional print and digital ads, we are active on social media and curated creative content to highlight the USPs of the project.

  • For pre-launch awareness, we had an open invitation in One Pearl Bank's Facebook and Instagram account where selective members of the public were given an opportunity of a guided tour of the former Pearl Bank Apartments.

This helped created the awareness pre-launch and highlighted the USP of the panoramic views from the actual site as members of the public shared the photos taken from the actual side.

  • We converted level 26th of the old building into an air-conditioned viewing gallery. Buyers were able to see and appreciate the views available from the actual development.

The layouts have been thoughtfully designed to optimise spaces within the unit. The open balcony space and open kitchen space lends themselves to living space, making the overall space feel bigger.

For the one and two bedroom showflats, the swivel dining table which is provided in the unit gives buyers the solution for a proper dining corner within a small unit. The swivel table can be extended out for flexibility to be converted to a small workstation. There is an alcove in the one bedroom showflat which was done up as a study corner. This alcove gives buyers flexibility to design their internal space based on their lifestyles. Balconies provide an extension of the unit space which can be used as an outdoor dining area and/or sitting area while enjoying the scenery as can be seen in the two and three bedroom showflats.

Fitted with electrical outlets, balconies at One Pearl Bank can also be used as an extended work space amidst greenery and fresh air. There are many built in storage within the unit. Wardrobes at One Pearl Bank are full height to maximise the space and the top portion of the wardrobe can be used for storage of bigger items like luggage. Two Bedroom showflat - Apart from the many trendy offerings in terms of the hard ID works, such as the large format tiles with minimal joints, soft lightings embedded into the ceiling and cabinetry, the creativeness of the Interior Designer is also seen in the personification of the show flat for the target audience. This is done through the creative imagination of building the show flat for a young working couple, who will enjoy the privacy of having their own generously sized master bedroom and another flexi bedroom as their hobby room or at any one time, build on their family nucleus by turning it into a kids bedroom. The soft colours and the selection of natural materials that builds on the overall Hygge experience
